DESCRIPTION

The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, asset management services, capital investment program management and facility maintenance & operations across multiple countries. We partner with suppliers to ensure quality, innovation and scalability with Amazon’s business and utilize customer driven feedback to continuously improve and exceed expectations of the end user.
The Integration Manager role will report to the Senior Asset & Retail Manager within the GREF Finance Team. This role focuses on driving program consistency and vendor compliance with GREF vendor performance goals and standards for third-party property management companies supporting Amazon’s owned corporate sites and various subleased sites in North America (AMER).

This role will require excellent problem-solving and organizational skills, the ability to collaborate with diverse property management and stakeholder groups and function independently at a high level. Occasional domestic travel, as needed for site visits.


Key job responsibilities
- Measures and reports on Property Management (PM) team performance at owned, Amazon occupied corporate assets; owned, non-Amazon occupied assets; sub-leased, non-Amazon occupied assets.
- Develops and leads new site launch processes. Directs property management team start-up operations within new assets to drive overall operational consistency across the portfolio to ensure a successful transition from building launch to operations.
- Conducts adequate onboarding of third-party property management and brokerage teams including introductions to internal Amazon cross functional partners and training on Amazon procedures and tools including Amazon Approval Tool, Salesforce, Smartsheet, Contract Central and the Asset & Retail Management Hub Page.
- Evaluates property management finance, retail and operational reporting and compiles portfolio data into global program reports for Sr. Asset Manager.
- Partners with cross functional stakeholders including Real Estate, Facilities Management, Environmental Health & Sustainability, Legal, Tax, Amazon Corporate Security, Public Relations, and Public Policy to ensure compliance with Amazon policies and drive Amazon and GREF-led initiatives..
- Drives consistency among third-party property management and brokerage teams and implements best practices and program tools to guide and measure performance.
- Collaborates with GREF Vendor Performance to develop reporting global standards and appropriate means to measure performance of high risk/high spend managed vendors including janitorial, base building security, parking operations, window washing, and elevators.
- Conducts regular audits of various PM functions including site inspections, financial data integrity, retail management, building shut down procedures and capital planning.
- Oversee the overall management of strategic and tactical vendors, ensuring they deliver scalable, high-quality services that align with GREF’s standards, objectives and contractual requirements.

BASIC QUALIFICATIONS

- 8+ years of commercial real estate experience required, a significant portion of which should demonstrate success in managing a portfolio of similar size and complexity
- 5+ years of experience managing large vendor execution teams
- Ability to analyze, inform and manage complex real estate contracts and leases
- Experience and competence utilizing commercial real estate software and tools
- Bachelor's degree or equivalent in related field

- Demonstrated success in developing and maintaining relationships with internal and external customers
- Exceptional communication and interpersonal skills with a proven ability to lead cross-functional teams through influence vs. direct management
- Understanding of building systems and maintenance, sourcing/procurement, vendor management and customer service
- A track record of championing speed, flexibility and frugality in the face of rapid change and significant workload
- Ability to think strategically, while also successfully executing tactically

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $111,400/year in our lowest geographic market up to $185,000/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
