Sr. Development Manager, Global Strategic Property
DESCRIPTION
Amazon is currently seeking an experienced Senior Development Manager to join Amazon’s Worldwide Operations Real Estate team and play a critical role in driving the Global Strategic Property (GSP) program in North America (NA). This role will be responsible for sourcing sites, performing due diligence, and securing sites under contract in key strategic locations across NA to provide flexibility and optionality for the future growth of Amazon Operations network. The primary focus will be on site purchases rather than leaseholds. It will involve partnership with other Amazon teams, both internal to Worldwide Real Estate, and external. The role will be based out of Amazon’s corporate offices located in the Bellevue, WA. Travel will be required within assigned regions across NA. There is an expectation that the person in this role will travel up to 30% of the time to perform the job duties.
In this role, you will ensure the timely completion of new real estate transactions including option agreements, conditional land purchases, investments/existing building acquisitions and portfolio purchases. This includes working with the local management team in defining the requirements, commercial and legal negotiations, technical due diligence, in-depth financial analysis of property transactions, extensive underwriting analysis including multiple exit scenarios, presentations of deals to leadership and project management to completion. You will be expected to navigate through complexity and ambiguous environments to deliver strategic, cost-effective site options for future Amazon operations.
Key job responsibilities
- Manage the deal flow of large, strategic, complex transactions.
- Use your extensive network and experience to source new opportunities from a range of external brokers, land owners and developers.
- Innovate, execute and improve processes and tools to ensure the complete cycle from site search through to deal execution is completed consistently and reliably.
- Communicate expectations, requirements and status of deals to key business partners – both internal and external.
- Manage an ever-changing variety of internal initiatives and projects.
- Closely collaborate with Amazon operations, legal, finance, treasury, network planning, economic development, transportation, pre-construction, design and construction groups to deliver highly successful projects.

BASIC QUALIFICATIONS
- 5+ years of Real Estate negotiation and transaction management experience in industrial real estate, commercial real estate, or logistics
- Bachelor’s Degree in Real Estate, Real Estate Finance, Engineering, or other related subject.
- 5+ years of experience managing large capital projects, on budget and schedule.
- Experience working with a network of brokers, developers, landowners, and capital partners.
- Knowledge of life-cycle of physical assets (property and buildings), including the acquisition and disposition of assets.
- Experience managing vendor relationships and other similar external resources including contract negotiation and monitoring progress of milestones owned by vendors.
- Understanding of financial analysis including discounted cash flow and capital budgeting.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $116,900/year in our lowest geographic market up to $193,300/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
